Why Does My Raleigh Driveway Look So Dirty?

If you've noticed your driveway getting progressively darker, spotted, or stained over time, you're not alone. Concrete driveways in the Raleigh area are under constant assault from multiple sources: vehicle oil and transmission fluid drips, tire rubber transfer, dirt and mud tracked from roads, pollen deposits, and - most significantly - organic growth fueled by North Carolina's humid climate.

Algae and mildew are the primary culprits behind that familiar black and green discoloration on concrete. In the Raleigh area, warm temperatures combined with frequent rain and high humidity create ideal growing conditions for these organisms. They thrive in the porous surface of concrete, sending root-like structures (called hyphae) deep into the material where they anchor themselves and resist surface-level cleaning attempts.

Can I Pressure Wash My Own Driveway?

You can try, but the results will likely disappoint you. Consumer-grade pressure washers (the kind you rent from Home Depot or buy at Lowe's) typically deliver cold water at 2,000-3,000 PSI through a small wand tip. When you run this across your driveway, you'll notice a few things: the wand leaves visible stripe patterns where each pass overlaps, edges and expansion joints don't get fully clean, oil stains barely budge, and the algae seems to come back within weeks.

That's because cold water and raw pressure alone can't match what professional equipment delivers. Green Eagle uses a commercial hot-water system that heats water to over 200°F, paired with a rotary surface cleaner - a heavy-duty spinning disc that covers 18-24 inches per pass with perfectly even, overlapping pressure. The combination of heat, proper chemistry, and uniform coverage produces results that look like a completely different driveway.

What About Those Black Stains That Won't Come Off?

Black stains on concrete are almost always one of two things: embedded tire rubber (common in areas where cars park or turn), or a algae called Gloeocapsa magma - the same organism that causes black streaks on roof shingles. Both require specific treatment approaches that go beyond simple pressure washing.

For tire rubber deposits, Green Eagle uses a targeted degreasing pre-treatment that breaks down the rubber compound before we hit it with hot water and pressure. For algae staining, we apply a concrete-safe cleaning solution that kills the organisms down to the root level, then use our surface cleaner to lift the dead growth out of the concrete's pores. The result is concrete that looks uniformly clean - no dark patches, no missed spots, no stripe marks.

How Long Does a Professional Concrete Cleaning Last?

With proper professional cleaning, your driveway should stay noticeably clean for 12-18 months in the Raleigh area. Factors that affect longevity include tree canopy coverage (more shade = faster algae regrowth), slope and drainage patterns, and whether you opt for a concrete sealant after cleaning.

Sealing your concrete after a professional wash creates a protective barrier that repels water, resists oil absorption, and slows organic growth. While it's an optional add-on, many of our Raleigh customers find that sealed concrete stays cleaner significantly longer, reducing the frequency of future cleanings. We use commercial-grade concrete sealers that penetrate into the surface - not cheap topical coatings that peel and flake.

How Much Does Driveway Cleaning Cost in Raleigh?

Driveway cleaning pricing is primarily based on square footage. A standard two-car driveway (approximately 400-600 square feet) in Raleigh typically costs between $150-$250. Larger driveways, three-car garages, and properties with additional concrete surfaces (sidewalks, patios, pool decks) will naturally cost more. If your concrete has severe oil staining or hasn't been cleaned in several years, additional pre-treatment may be needed.

Green Eagle provides free quotes with no obligation. We measure your specific surfaces, assess the condition, and give you a clear price before any work begins. Many customers combine driveway cleaning with house washing or deck cleaning for a full-property package at a better per-service rate.
